How Long does it take to Rent my Property?

Typically, it depends on pricing and the state of the market. When demand is high and the property is accurately priced, we usually start to generate inquiries right away. From there we begin to send out applications and start the screening process. When we price and screen correctly usually a home can be rented out in as little as 2 weeks, but usually within 30 days we should have a qualified renter for you.

How much will my Home Rent for?
We hope has high as possible! What we do here is conduct a market analysis to predict a potential range of rent. We use analytics to start the process, but then we use common sense to make adjustments, so that way we are predicting an accurate range. There is no exact science and ultimately the market will dictate what the price. We try to put it in real terms for you as an owner so you can expect what to receive.
How does My Rental Superstore Handle Tenant Screening?
This is one of the most important things a Property Management Company can do for you. We start by looking at the applicants’ credit report and score, then their monthly debts. We then look at their employment history and earnings to determine if the rental is affordable for them. After that we review their criminal background, and rental history. All these factors give us a better picture if the applicant will be a good tenant for you. We aim to find someone who not only has documented income, but a history of being a reliable tenant.
How often will my Property Be Inspected?

Properties are routinely inspected when vendors visit for repairs. Our Property Managers will conduct a formal inspection annually, to look for any deferred maintenance and potential capital repairs.

How Do you handle Repairs?

We have a large network of handymen to licensed Contractors. What we try to do is factor in who is needed for the job, and what is cost-effective for our owners. It’s important to send the right person for the job in question, who can fix the issue correctly the first time. It is also important to make sure you are in  line with costs. By increasing our portfolio, it has allowed us to negotiate for lower costs that are important for our owners. We want you to succeed, and our Property Managers are not incentivized to schedule unnecessary repairs.

What happens if I have to evict a tenant?

While this is unfortunate, My Rental Superstore has you covered. We have a relationship with an attorney so we can legally remove the tenant. The cost is very inexpensive and if it occurs in the 1st 12 months of a tenancy, My Rental Superstore will find you a replace  at no additional fee.

Renters

Is the first month’s rent pro-rated if I move in, in the middle of the month?

No, in general we will charge you’re the first month’s rent to cover one month. Then we will pro-rate your second month to bring you back to a due date of the 1st of the month.

EXAMPLE – Tenant moves in June 15th.  The initial rent payment will be for June 15th to July 14th.  On July 15th the Tenant will pay a pro-rated payment for July 15th to July 31st.  On August 1st, the Tenant will start paying on the First day of the month from there on.  

When do I have to give my move out notice?

Move out notice needs to be given at least 30 days before the last day of your residency.   EXAMPLE –  If you are set to move out on June 30th, then you need to give your notice by May 30th at the latest, and it needs to be in writing.

How do I pay my Rent?

Rent can be paid online through your Tenant Portal.  We can accept payments directly from your bank account or with a debit/credit card.   My Rental Superstore has 2 drop off locations as well as 3 mailing addresses your payment can be sent to.

Can I pay my rent in parts?

No, when rent is due, it is payable in FULL.  On certain occasions you may make a payment arrangement on a case by case basis.

Do I have to maintain the yard?

Generally, if you are renting a property, as a tenant you are responsible for the backyard.  The front yard is usually your responsibility, however, that can depend on the HOA and the Owner as well.

What is Rental Tax?

The State of Arizona collects a city tax charged on residential rentals.  This TPT tax is usually 1.5 to 2.5% of the rent charged and added to the rent each month.

What are the office hours?

The office hours are M-F 8am to 5pm by appointment only.

How often do I change my Air Filter and what type should I get?

It is best to change your air filter monthly, especially in the summer.  A dirty Air Filter will restrict airflow and cause the unit to work harder.  This will result in a HIGER ELECTRIC BILL for you!  By changing the air filter it will make the unit run more efficiently, which is better for the Tenant and the Landlord.  We recommend the thinner air filters, typically green mesh in color, they are usually the less expensive filters as well.
